Cash Offer or Market Listing?
See Both Before You Decide
I've partnered with a national network of cash buyers, alongside my own local investor contacts, to give you more flexibility to sell on your own terms. Compare real cash offers side by side with what your home could sell for on the market, then choose the path that best fits your needs.
Cash Offer
A cash offer trades price for speed and certainty. Cash buyers factor in repairs, holding costs and their own profit, so offers typically come in well below what your home could sell for on the open market. In return, there are no repairs, showings or listing prep, and you can close in as little as 10 days or take up to 120. You'll receive offers through my cash offer platform and I'll also present your home to my network of local investors and cash buyers, then show every offer next to your home's market value, so you know exactly what the convenience costs before you decide. Terms may apply.
Cash+
Get a cash offer based on full market value, then collect two payouts. You pick your close date and receive your first payout at closing, then the buyer resells the home on the open market. The holdback is returned after the resale, along with any upside if it sells for more. Not all homes qualify, and service and resale fees apply.
Sell Now, Move Later
Get the cash in your home now and move when you're ready. After closing, you lease back your own house for up to 12 months at a market-rate rent, then choose when it goes on the market. If it sells for more, the upside goes to you. Not all homes qualify, and service and resale fees apply.
Trade-In+
Trade your current home for your next one and move once. You get a cash offer on your existing home, shop for your next home with the power of cash, and move straight from one to the other. Once you're out and any repairs are done, I list your old home on the open market. Not all homes qualify, and program fees apply.
How It Works
Gather Details
Share your address and a few details about your home. You'll instantly receive 4 cash offers from my national network. Then, I'll reach out for additional details that could improve your offers and help me put together a list price if you went on market.
Review Your Offers
After your offers are finalized and I have completed my own analysis, you can compare the offers side by side, giving you a detailed view of your fees, costs, and net proceeds. Consider all options thoroughly and what they'll bring you now and in the future.
Choose Your Path
After reviewing all of your options, you can make your selection in the Offer portal or with me directly. I'll coordinate the process between you and the buyers from start to finish so you're never handling it alone.
Questions About Selling Your Home for Cash
Is a cash offer lower than market value?
Usually, yes. A traditional cash buyer prices in repairs, holding costs and profit, so the offer typically comes in well below what your home could sell for on the open market. Options like Cash+ start from an offer based on market value, but they charge service and resale fees and hold back part of your proceeds until the home resells. I show every offer next to a market price from recent closed sales, so you can see the real difference before you choose.
